Concrete Cracks: Which Are Normal and When to Worry

Every concrete slab cracks eventually. That sentence upsets homeowners, but it's the honest starting point: concrete shrinks as it cures, moves with temperature and moisture, and sits on soil that never stays perfectly still. Most cracks are cosmetic and can be sealed for under $100. A smaller number are early warnings of settlement or structural trouble, and catching those early is the difference between a $500 repair and a five-figure one.

Why Concrete Cracks in the First Place

Concrete is strong in compression and weak in tension. Anything that pulls or bends a slab — drying, temperature swings, soil movement, weight it wasn't designed for — shows up as a crack. Contractors don't try to prevent cracks entirely; they try to control where they happen. That's why sidewalks and driveways have grooved lines cut into them: those are control joints, deliberate weak points that tell the slab where to crack.

The five most common causes:

  • Shrinkage. Fresh concrete loses water as it cures and shrinks slightly. Hairline cracks in the first year are almost always shrinkage.
  • Settlement. The soil under the slab compresses or washes out, and the unsupported concrete sinks and breaks. This is the cause that most often signals a real problem.
  • Freeze-thaw cycles. Water gets into small cracks, freezes, expands about 9 percent, and pries the crack wider. Over several winters a hairline crack can become a broken slab, which is why sealing matters in cold climates.
  • Tree roots. Roots from maples, oaks, and other large trees lift and crack slabs from below, usually with visible heaving.
  • Overload. A standard 4-inch residential slab isn't built for a loaded dumpster, an RV, or a moving truck parked in the same spot for a week.

Cracks That Are Normal

Hairline shrinkage cracks

Thin cracks — about the width of a credit card edge or less — that wander across a slab with no height difference from one side to the other. Nearly every slab develops a few within the first year. They're cosmetic. Seal them to keep water out, especially before winter, but don't lose sleep over them.

Crazing

A network of very fine, shallow cracks that looks like a spiderweb or dried mud, usually on a smooth-troweled surface. Crazing happens when the surface dries faster than the concrete underneath, often on hot or windy pour days. It's purely a surface condition — the cracks are typically less than an eighth of an inch deep — and it doesn't affect strength. There's no practical repair short of resurfacing, and none is needed.

Cracks at control joints

If a crack runs along or inside one of the grooved lines in your driveway or sidewalk, the system worked exactly as designed. The joint concentrated the shrinkage stress and the crack formed where the contractor intended, hidden in the groove. Keep the joint caulked so water doesn't get underneath, and move on.

Warning Signs: When a Crack Means Trouble

Any one of these signs means the crack deserves a professional opinion. Two or more means don't wait.

  • Width over 1/4 inch. A crack you can fit a pencil into is beyond normal shrinkage. Something moved.
  • Vertical displacement. One side of the crack sits higher than the other. That's not shrinkage — the slab has settled or heaved, and whatever moved it is probably still moving. Offset slabs are also a trip hazard you can be liable for on walkways.
  • A crack that keeps growing. Shrinkage cracks form early and then stop. A crack that's measurably wider or longer than it was three months ago has an active cause behind it.
  • Water coming through. Moisture, staining, or efflorescence (white mineral residue) at a crack in a basement floor or garage slab means water has a path — and moving water erodes the soil supporting the slab, which makes everything worse.
  • Cracks in or near the foundation. Horizontal cracks in a foundation wall, stair-step cracks in block or brick, or floor cracks that line up with wall cracks are a different category of problem entirely. How to Monitor a Crack Yourself

Before you spend money on an evaluation, spend five minutes with a marker. This is the same first step many engineers take.

  • Mark and date both ends. Draw a short line across each end of the crack with a permanent marker and write the date next to it. If the crack grows past your marks, you'll know exactly when it happened.
  • Measure the width. Use a ruler or feeler gauge at the widest point and write that down too. Photograph it with a coin in frame for scale.
  • Recheck monthly, and after seasons change. Concrete moves a little between summer and winter — that's normal. What you're looking for is one-direction growth: wider in March than December, wider still in June.

Repair Options and What They Cost

Caulk or sealant — under $100, DIY

For stable hairline cracks and control joints, a polyurethane or silicone concrete sealant from any hardware store is all you need. Clean out the crack, push in foam backer rod if it's deeper than half an inch, and gun in the sealant. The goal isn't cosmetic perfection — it's keeping water out so freeze-thaw cycles can't turn a small crack into a big one.

Epoxy or polyurethane injection — $250 to $800

For wider cracks, and for basement or foundation cracks that leak, contractors inject epoxy (which structurally welds the crack back together) or expanding polyurethane (which seals against water). Patching, resurfacing, and slab jacking
